The scope of work included replacing all HVAC units, equipment and mechanical systems not included in a 2010 equipment replacement project. Open classroom layouts area also being enclosed into separate single classrooms with new configurations and a new elevator is installed. Classrooms will be served by a variable refrigerant flow (VRF) heating and cooling system. Components include ductless cassette type fan coil units, branch circuit (BC) controller and roof mounted heat recovery outdoor condensing units.
Existing Gymnasium unit will be replaced with a packaged roof mounted air handling unit with dehumidification control and demand controlled ventilation sequences of operation. Office admin suite interior spaces will be reconfigured, existing ductwork and associated heaters will be replaced and modified to accommodate new space layout. Perimeter offices in this area will served by new packaged terminal air conditioners (PTAC) in existing wall openings.
Plumbing work was limited to complete renovation and ADA upgrade of men’s and women’s toilet rooms in select areas. The entire building will be provided with a wet pipe sprinkler system. A new 6” incoming fire service was provided in a new elevator addition. The new sprinkler room will include back flow preventer, zone valves and fire department connection.
The existing electrical system is being utilized to the fullest extent possible, reusing existing panelboards for classroom power needs with new panels for mechanical loads. A natural gas generator with dedicated Automatic Transfer Switch (ATS) and panelboards are being installed to accommodate life safety loads. New LED lighting fixtures are provided in the majority of the building including track lighting and dimming controls for the stage. Exterior LED fixtures are included while utilizing the existing poles. Lighting controls have been added to meet the 2015 International Energy Conservation Code (IECC) requirements. Data/phone outlets have been added to accommodate new classroom and administration suite configurations as well as a whole building addressable fire alarm system with voice evacuation.
