Alban Engineering, Inc. performed this work as a sub-consultant. The scope of work included renovating approximately 42,000 sq. ft. of existing facility and approximately 30,000 sq. ft. of additions. Construction will be phased while occupied. The existing building has a crawl space and consists of two (2) double loaded corridor classroom wings located behind the office and gym/cafeteria. The existing mechanical systems being replaced in their entirety consist of steam boilers and classroom unit ventilators. New mechanical generation equipment includes a high efficiency air cooled glycol chiller decoupled from the new dual temperature system via a flat plate and frame heat exchanger & multiple high efficiency condensing boilers. Classrooms will be heated and cooled by Unit Ventilators which are also equipped with controls for outside air economizer cycle while decoupled Dedicated Outdoor Air System (DOAS) units will provide the minimum ventilation air to meet code requirements. Plumbing systems will be replaced including all potable water, storm water and sanitary collection piping systems, high efficiency domestic water heater(s) and low flow plumbing fixtures.
All new power distribution, indoor and site lighting systems, security and low voltage special IT systems were designed to serve the entire building based on the County’s standards. LED lighting with controls were designed to meet State of Maryland standards while still being intuitive for use by the users. All major IT equipment will be installed under phase 1 to allow for easy extension into future construction phases of work and to minimize temporary requirements.
