MEP Engineers for the renovation and addition for the 140,000 square foot elementary school for Baltimore City Public Schools designed to meet LEED Silver Certification criteria.
The existing central plant will remain in use during construction to serve another building on site for temporary purposes, while portions of the existing school is being replaced and renovated.
The existing Boiler Plant and Cooling Plant to be saved has to have the distribution systems serving the two buildings carefully terminated to allow services to be maintained to building C while demolishing the remainder of the building housing the plant and associated heat/chilled water distribution system. By removing two thirds or more of the load from the central heating and cooling plant all equipment is significantly oversized and will be controlled for stable operation. Temporary bypasses will be incorporated into the design. Adjustments will be necessary throughout the construction phase as the weather changes to the existing plant to maintain functionality and comfort. The existing pumps are constant flow and when two thirds of the flow is removed from the pumps, temporary piping bypasses with balancing valves will be needed or the pumps needed to be converted to variable flow by changing motors and adding variable speed drives until the plant is no longer in service and demolished
Luminaires will be LED for both interior and exterior LED applications. A new electrical service and distribution equipment will be provided as well as new fire alarm (with voice evacuation), security, emergency power for life safety, standby loads as well as for the MEMA designated areas within the facility.
The building is being designed using BIM/Revit software.
