The scope of work includes the replacement of all existing mechanical equipment within the 68,755 sq. ft. building and the associated electrical and structural requirements to support this work. The project has been designed and bid, and will be constructed in three phases occurring during the summer and fall of 2017, winter of 2017/2018, and the summer of 2018.The central plant equipment replacement includes two 80 Ton air-cooled chillers, two high efficiency condensing boilers, dedicated chiller pumps, dual temperature loop pumps and heating water loop pumps.
The central plant replacement will utilize variable flow pumping systems. The office admin suite HVAC system will be replaced with a Variable Refrigerant Flow (VRF) system for sensible heating and cooling, in conjunction with a dedicated outdoor air system (DOAS) to provide the required ventilation. Five (5) rooftop units will be replaced as well as fifty (50) classroom fan coil units, multiple fans, unit heaters, and duct mounted heating coils. Split type A/C units were utilized for IT closets. All existing pneumatic building controls were replaced with electric/Electronic Direct Digital Control (DDC) type and interfaced with the county EMS. Structural modifications were necessary to support the five (5) Rooftop Units and the new VRF Condensing units.
Electrical systems were modified to support the new mechanical equipment. The building’s existing electrical system was analyzed to verify the electrical infrastructure could support the new mechanical equipment. Carbon Monoxide sensors were added to the boiler room and the existing fire alarm system was modified and extended to connect new smoke duct detectors for mechanical Air Handling Equipment.
Existing panel boards located throughout the building with new circuit breakers sized to handle the mechanical units were used to feed all the new equipment. Emergency push-off buttons were used via contactors for safe shutdown of boilers.
